Glossary

Agent

An AI system that can perceive its environment, make decisions, and take actions to achieve specific goals. In construction contexts, agents might autonomously monitor project schedules, flag risks, or recommend resource allocations.

ASHRAE

American Society of Heating, Refrigerating and Air-Conditioning Engineers. Develops standards for HVAC systems, indoor air quality, and energy efficiency in buildings.

Autodesk Construction Cloud

Cloud-based platform integrating BIM, project management, and field execution tools. Includes Autodesk Build, BIM Collaborate, and Docs for construction project delivery.

BIM (Building Information Modeling)

Digital representation of physical and functional characteristics of a facility. BIM models contain geometric data, spatial relationships, quantities, and properties of building components.

Bluebeam

PDF-based document management and markup software widely used in construction for reviewing drawings, managing submittals, and coordinating between trades.

BRRRR

Real estate investment strategy: Buy, Rehab, Rent, Refinance, Repeat. Used by investors to build rental property portfolios using recycled capital.

Clash Detection

Process of identifying conflicts between building systems in BIM models before construction. Detects where MEP components interfere with structural elements or each other.

CM (Construction Manager)

Professional who coordinates and manages construction projects, typically under a construction management at-risk or agency CM contract structure.

COBie (Construction Operations Building Information Exchange)

Standardized format for capturing and delivering facility information needed for operations and maintenance. Typically extracted from BIM models at project handover.

Cold Aisle / Hot Aisle

Data center layout strategy where server rack fronts (cold air intake) face each other in cold aisles, and backs (hot air exhaust) face each other in hot aisles. Improves cooling efficiency.

Commissioning (Cx)

Systematic process of ensuring building systems are designed, installed, tested, and operated according to project requirements. Critical for complex systems like HVAC, controls, and fire protection.

Computer Vision

AI technique enabling computers to interpret and understand visual information from images or video. Used in construction for progress tracking, safety monitoring, and quality inspection.

Design-Build

Project delivery method where a single entity holds contracts for both design and construction. Intended to reduce project risk and delivery time by fostering collaboration.

Edge Computing

Processing data near the source of generation rather than in centralized cloud servers. In construction, enables real-time jobsite analytics even with limited connectivity.

Embedding

Numerical representation of text, images, or other data in a high-dimensional vector space where semantically similar items are located near each other. Enables AI to understand meaning and context.

Fine-Tuning

Process of training a pre-existing AI model on domain-specific data to improve performance on specialized tasks. In construction, might involve training on project documentation, specifications, or technical standards.

GC (General Contractor)

Prime contractor responsible for overall construction project execution. Manages subcontractors, schedule, budget, and coordination between all trades.

Hyperscaler

Companies operating massive-scale data centers and cloud computing platforms (e.g., Amazon AWS, Microsoft Azure, Google Cloud). Major drivers of data center construction demand.

IBC (International Building Code)

Model building code addressing structural and fire safety for all building types. Adopted by most US jurisdictions as basis for local building codes.

IFC (Industry Foundation Classes)

Open, vendor-neutral data format for exchanging BIM information between different software platforms. Enables interoperability across the construction technology ecosystem.

Immersion Cooling

Data center cooling method where servers are submerged in thermally conductive dielectric liquid. Enables much higher rack densities than air cooling.

IPD (Integrated Project Delivery)

Collaborative project delivery approach where owner, architect, and contractor share risk and reward. Incentivizes whole-project optimization rather than party-specific goals.

Knowledge Graph

Structured representation of information as entities and their relationships. Enables AI to understand connections between concepts, projects, people, and processes across an organization.

Lean Construction

Application of lean manufacturing principles to construction. Focuses on maximizing value and minimizing waste through collaborative planning and continuous improvement.

Liquid Cooling

Data center cooling using liquid instead of air to remove heat from servers. Includes direct-to-chip cooling and immersion cooling, enabling much higher power densities.

LLM (Large Language Model)

AI model trained on vast amounts of text data to understand and generate human language. Examples include GPT-4, Claude, and Gemini. Can be applied to construction document analysis, specification writing, and knowledge management.

MasterFormat

Standardized system for organizing construction specifications and cost data. Divides work into divisions (e.g., Division 03 Concrete, Division 23 HVAC) with hierarchical numbering.

MEP (Mechanical, Electrical, Plumbing)

Building systems including HVAC, electrical power and lighting, plumbing, fire protection, and controls. Represents significant coordination complexity in construction projects.

Multi-Modal

AI systems that can process and integrate multiple types of input (text, images, audio, video). In construction, enables analysis of drawings, photos, specifications, and reports simultaneously.

NFPA (National Fire Protection Association)

Organization publishing codes and standards for fire prevention and life safety, including NFPA 70 (National Electrical Code) and NFPA 101 (Life Safety Code).

NLP (Natural Language Processing)

AI techniques for understanding, interpreting, and generating human language. Used in construction for analyzing project documents, specifications, and communications.

PDU (Power Distribution Unit)

Device that distributes electrical power to servers and equipment in data centers. Provides power monitoring, remote control, and backup power integration.

Primavera P6

Enterprise project portfolio management software widely used for scheduling large construction projects. Industry standard for critical path method scheduling and resource management.

Procore

Cloud-based construction management platform covering project management, quality and safety, financials, and field productivity. Dominant platform in US commercial construction.

PUE (Power Usage Effectiveness)

Metric measuring data center energy efficiency, calculated as total facility energy divided by IT equipment energy. Lower PUE indicates better efficiency (ideal is 1.0).

Punch List

List of incomplete or defective work items to be completed before final project acceptance. Typically generated during substantial completion walkthrough.

Rack Density

Power consumption per server rack in data centers, measured in kilowatts (kW). Modern AI and high-performance computing racks can exceed 40-60 kW, requiring advanced cooling.

RAG (Retrieval-Augmented Generation)

AI technique combining information retrieval with language generation. System retrieves relevant documents, then uses them to generate accurate, grounded responses. Critical for construction AI to cite codes, specifications, and project data.

Raised Floor

Elevated structural floor used in data centers to distribute cooling air and route power and data cables. Typically 18-36 inches above structural slab.

RFI (Request for Information)

Formal process for clarifying ambiguous or missing information in construction documents. Submitted by contractors to design team, requiring documented response.

Submittal

Documentation submitted by contractors for approval before procurement or installation. Includes product data sheets, shop drawings, samples, and test reports demonstrating compliance with specifications.

Tokenization

Process of breaking text into smaller units (tokens) for AI processing. Each token roughly represents 3-4 characters. Important for understanding AI model context limits and costs.

Transformer

Neural network architecture that revolutionized AI by enabling models to understand context and relationships in sequential data. Foundation of modern large language models.

Transfer Learning

Machine learning approach where a model trained on one task is adapted for related tasks. Enables AI to leverage general knowledge when learning construction-specific applications.

UniFormat

Classification system organizing building information by functional elements (e.g., foundations, exterior walls, HVAC) rather than trade or specification section. Useful for early cost estimating and analysis.

UPS (Uninterruptible Power Supply)

System providing emergency power to data centers during utility outages, bridging time until backup generators start. Critical for preventing data loss and service interruption.
